WARNING ITS A MINEFIELD!
When discussing your new project with a potential supplier, make sure to ask if they will comply with Building Regulations. This is a legal requirement under sections 35 and 35A of the Building Act 1984.
If they ask you to sign a disclaimer to exempt the project from these regulations at the point of sale, your extension will not meet building regulations. This could cause issues later, especially if problems arise or you decide to sell your home.
Cutting corners on these regulations may save money upfront but can lead to significant costs later on.
Ensure in writing, either by email or letter, that the project will adhere to these two requirements:
- Building regulations
- SAP calculations
